Total Payable

This premium includes Landlords Legal Cover up to the value of £50,000 and Rent Guarantee Cover up to a maximum value of £15,000.

Monthly payment option available at checkout

Total Payable includes Insurance Premium Tax (12%) and a £35 administration fee and a £5 administration fee and a £10 administration fee. Payment by direct debit is available and can be selected upon the payment page


What is Insured

  • Legal costs and expenses up to £50,000 per insured incident (excluding Rent Protection);
  • 85% of rent arrears, up to a maximum amount of £2,500 per calendar month, subject to a maximum of 6 monthly rental payments;
  • Alternative accommodation costs up to £5,250;
  • Storage costs up to £450.

Repossession

  • Pursuing your legal rights to obtain possession of your property from the tenant.

Rent Protection

Where we are covering your claim for repossession, the insurer will pay:

  • 85% of the unpaid rent due to you, up to a maximum amount of £2,500 per calendar month, subject to a maximum of 6 monthly rental payments, until vacant possession is gained;
  • 50% of the monthly rent that would have been payable for a maximum of 3 months until your property is ready to be re-let, if your property cannot be immediately re-let due to neglect or damage caused by your tenant.

Rent Recovery

  • Pursuing the tenant to recover rent owed to you under a tenancy agreement.

Personal Legal and Tax Advice Helpline

  • Confidential telephone advice on personal legal or tax matters under UK, Isle of Man or Channel Islands law.

Counselling Helpline

  • Confidential telephone counselling service on matters causing distress.

Repossession

  • Claims where the correct notices to quit your property have not been served on the tenant or where you have not complied with statutory legislation relating to the letting of your property.

Rent Protection

Where we are covering your claim for repossession, the insurer will pay:

  • Claims where you do not agree to our appointed representative taking all appropriate steps to negotiate the arrears with the defaulting tenant before a notice of eviction is served upon the tenant to quit the property;
  • The first two calendar months’ rent owed to you;
  • 15% of the unpaid rent owed to you;
  • More than £2,500 of rent arrears per calendar month;
  • More than 6 monthly rental payments;
  • Claims where you have not obtained a satisfactory reference for the tenant from a licensed tenant referencing agency (the tenant referencing criteria is set out in full in the policy wording).

Rent Recovery

  • Rent which is overdue for less than one calendar month.

Riviera Insurance is a credit broker and not a lender. Your Direct Debit facility and credit will be provided by Close Brothers Premium Finance ("Close Brothers").

Eligibility


You are eligible for cover under this policy provided:

Please read and confirm the following statements


  • Your let property must be located within the United Kingdom of Great Britain and Northern Ireland;
  • Your property must be let under an assured shorthold tenancy, a short assured tenancy or an assured tenancy as defined by the Housing Act 1988 (updated and amended by the Housing Act 1996) or the Housing (Scotland) Act 1988 or let as a private residential tenancy (as defined in the Private Housing (Tenancies) (Scotland) Act 2016); or let under the Private Tenancies (Northern Ireland) Order 2006; or let to a limited company or business partnership for residential use by their employees; or where you permanently live at your property and have let a room(s) to a tenant;
  • There is no cover under this policy for any circumstances which you were aware of before the start date of this insurance;
  • There is no cover under this policy for any costs incurred before we have accepted your claim or which we have not authorised in advance;
  • There is no cover for disputes with the tenant which arise within the first 90 days of the start date of this insurance if the tenancy commenced before this insurance started (unless continuous equivalent cover was in place immediately before this insurance commenced);
  • This is a claims made policy which means that claims must be notified to us during your period of insurance or within 14 days after the expiry date if this insurance is not renewed. Claims relating to unpaid rent must be reported to us within 60 days of the rent becoming due and payable (and within the timescales specified above);
  • There must always be more than a 50% chance that any claim under this insurance will have a successful outcome;
  • We will always select a legal representative of our choice to deal with your claim. If legal proceedings are issued or if there is a conflict of interest, you may choose your own legal representative. Your chosen legal representative must agree to our standard terms of appointment and the most the insurer will pay is no more than the amount that would have been paid to our own choice of legal representative.
  • The tenants gross annual salary or income must be at least 30 times the proposed monthly rent. A guarantors gross annual salary or income must be at least 50 times the proposed monthly guarantee.
  • Where the tenant or guarantor is self-employed they must have been self-employed for the minimum of 6 months.
